From Activa to Innovation: The Transformation of Soko by Godwitt - Detroj

The Story So Far

Microeconomic trends often plague industrial real estate, making flexibility and adaptability essential. Fluctuations in demand, shifting market preferences, and rapid changes in technology require facilities to pivot quickly to remain relevant and operational.

Soko by Godwitt - Detroj, spanning 4 lakh sq. ft. in the village of Detroj, Kadi district, was designed with a specific purpose: to serve as a deep storage warehouse for Honda Motorcycles and Scooters India Pvt. Ltd. This facility supported Honda’s iconic Activa scooters storage, in collaboration with their 3PL partner, IP Integrated Services.

However in November 2023 as the lease ended, the facility's future status seemed uncertain. The decline in demand for the product in the market left the facility underutilized.  Attempts to find new occupiers revealed a significant gap: the existing specifications of the warehouse no longer aligned with the region’s evolving industrial needs.

Listening to the Market: A Turning Point

By actively observing market trends and engaging with industry stakeholders, we identified an opportunity to repurpose the facility to better suit the evolving needs of the region.  There was a growing demand for temperature-controlled storage facilities to support FMCG manufacturers. 

Responding quickly to these insights, we decided to revamp and retrofit a 1 lakh sq. ft. section of the Detroj facility into a state-of-the-art temperature-controlled storage facility.

This decisive action not only salvaged the facility but also ensured its alignment with current market demands, turning a challenge into an opportunity.

Retrofitting: Innovating for the Future

Retrofitting involves upgrading or repurposing existing facilities to meet new requirements, enhancing their utility without starting from scratch. 

For Godwitt, this decision stemmed from a clear understanding of market demands and the evolving needs of the region. 

By leveraging our expertise from Soko by Godwitt - Dholasan and market insights, we saw an opportunity to transform the Detroj facility into a high-value asset.

 Retrofitting allowed us to:

  1. Explore New Possibilities: Develop expertise in transforming vanilla warehouses into temperature-controlled facilities, building on our success at Soko by Godwitt - Dholasan.
  2. Meet Market Needs: Cater to the rising demand for modern temperature-controlled infrastructure, ensuring FMCG manufacturers like JR Simplot have access to optimal storage solutions.

Indicold, the occupier of our Dholasan facility, saw immense value in this project. The retrofitted section would support JR Simplot and other FMCG players in the region, ensuring their temperature-sensitive goods are stored under ideal conditions.

Where We Stand Today

The transformation of the 1 lakh sq. ft. area into a temperature-controlled facility is in its final stages. Meanwhile, IP Integrated Services continues to utilize another part of the Detroj property, ensuring the space remains productive.

Upon completion, the retrofitted area will feature cutting-edge infrastructure to accommodate a diverse range of temperature-sensitive products. This enhancement will provide much-needed support for Gujarat’s growing FMCG sector, addressing its demand for specialized storage solutions.
